Condition Survey of Residential Building External Concrete Façade

Introduction
Elizabeth St.jpg Vertigo Specialist High Access Services (Vertigo) were engaged by Maunsell Australia Ltd to carry out a condition survey to selected portions of the exterior concrete façade of a 20-storey Housing Commission residential block in North Richmond, Melbourne. The structure comprises a single block rising 60 meters from ground level and incorporates precast reinforced concrete floor slab, column/fin and aggregate panel elements. The investigation of selected façade areas was completed using Industrial Rope Access methods in February 2002. This project draws on Vertigo’s expertise to provide investigation consultancy and remedial services to the exterior facades of structures.

Scope of Work
Portions of the façade were subjected to visual and mechanical delamination surveys from rope access. Defect types were recorded on elevation view drawings and photographs taken. In addition, in situ materials testing and sampling were performed to determine concrete cover values, carbonation depth and chloride content of the concrete. The findings from site survey were compiled into a report that would be utilised to evaluate the in situ materials condition and durability and a subsequent appropriate repair strategy.

Outcome
Vertigo successfully completed the survey and investigation on schedule and a report was issued reviewing in detail the condition of the façade in the selected areas.
