Inspection of Residential Building External Precast Concrete Façade Elements
Introduction
Body Corporate Services engaged Vertigo Specialist High Access Services to perform a makesafe inspection at selected locations on the external facade of Royal Park Towers residential building at 163-171 Flemington Road, North Melbourne.
The building is 11 floor levels in height, construction was completed in the early1970’s. It is predominantly a masonry façade that incorporates externally featured reinforced concrete (RC) balcony and window panel elements.
The inspection was commissioned in response to concerns of loose balcony / window panel concrete falling from the façade.
The Rope Access site works were conducted in July 2003.
This project draws on Vertigo’s expertise in conducting condition audits of assets.
Scope of Work
The precast concrete façade elements were subjected to visual and delamination surveys from rope access. Defect details were recorded and photographs taken. Loose façade material encountered during the inspection was removed as a temporary safety measure. The findings from the site survey were compiled into a report that evaluated the in situ materials condition and subsequently formulated appropriate remedial strategy options.
Outcome
Vertigo completed the inspection on schedule with minimal inconvenience to residents & removing significant quantities of loose façade concrete in the process.
The Vertigo report was issued to the client, who acting on the report recommendations engaged an Engineering Consultant in order to actuate a repair strategy.
